5 Ideas & Projects for Spring Remodeling

When we see the first signs of spring, cabin fever kicks in and we’re ready to kick off those spring remodeling projects!  Now is the perfect time to start planning for those projects.  As the season moves forward, contractor schedules begin to fill up.  More importantly, you want to invest in projects that will add the most potential resale value.  So, if you’re ready to get going, here are 5 projects for spring remodeling that can add value!  Check out our gallery to see some of the recent projects we have completed!

Add a Sunroom or Enclosed Porch

You’d be hard pressed to find someone who doesn’t enjoy a quiet retreat in a sunroom or enclosed porch.  In Maryland, the most popular option is a three or four season living area that can provide year round use.  Utilizing energy efficient windows will help keep the space open and inviting, while keeping your air conditioning or heat inside.

Kitchen Updates

Everyone knows that the heart of a home is the kitchen.  It’s where the kids do homework, the family entertains and many holiday meals are enjoyed.  If your kitchen is more than ten years old, it may need an update.  Updating cabinetry, adding stainless steel appliances and natural wood or stone floors are great options.  Granite and quartz countertops are also homeruns!  Through the years, trends come and go, but white kitchens have consistently been the most preferred color.  White cabinets can be modern or off-white cabinets can be more traditional.  Replacing the hardware on your existing cabinets can give your kitchen a quick update too!

Making a Grand Entrance

Curbside appeal doesn’t end at the curb.  Year after year, the best Return on Investment (ROI) is consistently to update or replace your front door with something that has an upscale design.  A beautiful wood door offers the high-end look that other products try to imitate.  In addition to adding to the first impression of your home, an entry door gives prospective homeowners the idea that the home is well-cared for and inviting.    Updating old garage doors can have similar impact.

Additions

Maybe you’re considering a home addition to add more space to your existing home.  Here in the Mid-Atlantic, the housing market is almost always hot.  Adding an addition is a great option for homeowners who need more space but may not be able to afford the next larger home.  Include a bathroom in the addition, and your ROI typically goes up.   If you’re planning on staying in your home at least 5 years, these kinds of improvements not only add value, but allow you to enjoy your home the way you want to live.

Home Maintenance

Keeping a home updated also includes maintaining and upgrading some of the less frilly items.  A 30 year old roof that leaks is going to be a big problem.  An aging furnace or a/c system is a big ticket item that will become a factor in your home selling negotiations.  So, if these items need updating, be sure to plan ahead and budget accordingly.  They have an impact on your overall home value.
